BOOKING TERMS AND CONDITIONS

CONTRACT: The contract for a short-term holiday rental shall be made between you, the client(s), and Kinlochewe Lodges, as the agents for the proprietor(s) Pat Wilson Sporting Enterprises (PWSE).

The Contract is effective once the booking has been accepted by us, and the required deposit payment has been received to confirm the booking.

BOOKING: Bookings are through our website via our on-line calendar booking system –  www.kinlochewelodges.co.uk. You can select your dates on our calendars to view availability and prices. You can email us any questions at info@kinlochewelodges.co.uk.

When you submit your booking, you will receive an acknowledgement of your request. Following this you should receive a booking acceptance e-mail and invoice detailing the fees due. There is a non-refundable deposit of 30% due at the time to reserve the booking.

If you have chosen to pay a deposit on booking and the balance later – the balance of the rental, plus any supplement (fishing, dogs etc), is payable 70 days prior to arrival, and a reminder email will be sent to you. For bookings made fewer than 70 days in advance, the total amount is payable at the time of booking. Provisional bookings will be held for up to 48 hours for you the client, to enable deposit payment.

Your booking and payment for your short-term holiday rental constitutes acceptance of these term and conditions.

Our rates are per week or 7 nights. However, you can book for a minimum of three nights, and the fees are as follows:

5-7 nights full price

4 nights 10% discount

3 nights 20% discount

PAYMENT METHODS: By Bank Transfers (BACS) – payment details will be provided on your booking acceptance email.

CANCELLATION: Any cancellation requests made by you, the client(s), for whatever reason, must be in writing and sent preferably via email to info@kinlochewelodges.co.uk. On receipt of a cancellation request, we will make every effort to re-let the property for the whole period of the booking. If cancellation occurs less than 10 weeks before arrival, all monies remain payable.  If we manage to relet your booking, we will refund monies excluding the non-refundable deposit.

You are strongly advised to take out holiday cancellation insurance.

PERIOD OF HIRE: Unless otherwise specified, rentals commence at 4pm on the day of arrival and terminate at 10.00 am on the day of departure.  

Key collection arrangements and directions will be sent to you when your final booking payment is received.

NUMBER OF GUESTS PER PROPERTY: The number of persons occupying a property must not exceed the maximum number stipulated in the brochure or website and confirmed on booking. Should you wish additional guests within capacity please ask. Children over the age of two, using a bed, count towards the total number of guests.

PROVISION OF TRAVEL COTS AND HIGH CHAIRS: We can provide a travel cot and high and these should be booked in advance by emailing info@kinlochewelodges.co.uk

NO SMOKING POLICY: All clients are reminded that all properties are non-smoking. In addition all traces of outdoor smoking must be removed from car parks/gardens etc. by you, the client(s), by the end of occupancy. Please note: An extra cleaning charge will be levied if smoking has taken place in a property.

PROPERTIES

  • All properties had a good range of facilities. Further details of layouts are provided once final payment is made, or you can request room layouts and information in advance after your deposit is paid
  • Bed linen, towels and tea towels are provided
  • Central heating is included in the rental
  • A starter pack of logs and kindling for the wood-burner/fireplace coal will be supplied. We reserve the right (with advance notice to you) to add a daily fuel supplement between beginning of November to the beginning of April for additional logs/coal.
  • FIRE SAFETY: Please read the fire safety policy and adhere to it during your stay to keep you and your guests safe. Each property conforms to UK legislation including installed heat and smoke alarms and emergency lighting and signage.

You, the client(s), are responsible for leaving the accommodation as you found it, tidy and organised and in a clean condition. Please do not move large items of furniture.

Recycling is important in our community. Refuse should be appropriately bagged and disposed of in the outside bins.  Glass and bottles must be disposed of at the local village bottle bank by you the client. Details of the nearest glass recycling centres are provided at the properties.

We do ask clients to report accidental breakages, faults or failure with any equipment to the housekeeper or estate office immediately. Phone numbers are in your welcome folders at each property. Alternatively leave a note in the breakages and damages book, and, where deemed necessary, leave payment for replacement/repairs at the end of your stay.

We aim to ensure that all properties are maintained well. In the event of a breakdown, where possible a repair/replacement shall be found/fitted within 48 hours. We cannot be held liable for a breakdown of any facility which is beyond reasonable control (e.g. power cut, breakdown or failure of any electrical equipment, facility or plumbing) or from any misuse or negligence by you, the client(s), using the equipment.

Well behaved pets are welcome in the downstairs areas, but please do not allow them on the furniture.

On departure

We would be grateful if:

  • Beds which have been used are stripped prior to departure
  • Kitchen – should be left clean and tidy, with fridges emptied and bins taken to the outside bins provided
  • Please remember to return the keys to the designated place
