Booking Terms and Conditions

- The house will be ready for you from 4pm onwards on the day of your arrival and must be vacated by 10am on the day of your departure.
- Bed linen, towels and tea towels are provided.
- Central heating is included in the rental.
- A starter pack of logs and kindling for the wood-burner/fireplace coal will be supplied. We reserve the right (with advance notice) to add a daily fuel supplement between beginning of November to the beginning of April for additional logs/coal.
- FIRE SAFETY: Please read the fire safety section in your welcome pack and take note of fire exits throughout the property on arrival. Each property has emergency lighting and signage.
- Please close doors at night throughout the property, and ensure any fire or stoves are safe when out of the room.
- There must be No smoking whatsoever within the properties.
- Please pay particular attention to the colours of the refuse bins, the type of household waste used for, and help us recycle waste in the appropriate manner.
- Pets welcome by prior arrangement (see later section).
- We would be grateful if you could strip the used beds on departure and place the used bedding and towels outside the room
- Please remember to return the keys to the designated place
Your booking and payment for your short-term holiday rental constitutes acceptance of these term and conditions.
CONTRACT: The contract for a short-term holiday rental shall be made between you, the client(s), and Kinlochewe Lodges, as the agents for the proprietor(s) Pat Wilson Sporting Enterprises (PWSE).
The Contract is effective once the booking has been accepted by us, the required deposit payment has been received, and e-mail confirmation of all has been sent to you, the client(s).
BOOKING: The simplest and most efficient method of booking is directly through our website via our on-line calendar booking system www.kinlochewelodges.co.uk Should you have any queries you can use the ‘Contact Us’ form on the website. When submitting a booking you will be e-mailed details of the total rental charge due, including a non-refundable deposit of 30% of the rental, due at the time to reserve the booking. The balance of the rental, plus any supplement (fishing, dogs etc), is payable 70 days prior to arrival, a reminder email will be sent to you. For bookings made fewer than 70 days in advance, the total amount is payable at the time of booking. Provisional bookings will be held for up to 48 hours for you the client, to enable deposit payment.
Our preferred lets are per week or 7 nights, our minimum let is 3 nights. However you can book for fewer nights and the fees are as follows:
5-7 nights full price
4 nights 10% discount
3 nights 20% discount
PAYMENT METHODS: On-line bookings: Bank Transfers (BACS) – with PWSE details will be on your invoice when you submit a booking request.
CANCELLATION: Any cancellation requests made by you, the client(s), for whatever reason, must be in writing to the office address or by email. On receipt of notice of cancellation, we will make every effort to re-let the property for the whole period of the booking. If your cancellation is within 8 weeks of the let date if we succeed in re-letting the property for the whole period, we will refund the addition the rental paid, less the deposit per booking.
If we are unable to re-let the property before the final payment is due, you, the client(s) remain liable for the final payment on the due date, as indicated in the Payment section. If we are successful in re-letting the property, for the whole or part of the period of the booking after you, the client(s), has made the final payment, you will be reimbursed in accordance with the refund conditions above. You are strongly advised to take out a separate holiday cancellation insurance.
PERIOD OF HIRE: Unless otherwise specified (i.e. short breaks etc) rentals commence at 4pm on the day of arrival and terminate at 10.00 am on the day of departure.
Key collection arrangements and directions will be sent to you on final payment of your booking. Short break bookings can be flexible, and can be discussed when booking through the website using the ‘Contact Us’ form or by emailing to our address below.
NUMBER OF GUESTS PER PROPERTY: The number of persons occupying a property must not exceed the maximum number stipulated in the brochure or website and confirmed on booking. Should you wish additional guests within capacity please ask. Children over the age of two, using a bed, count towards the total number of guests.
PROVISION OF TRAVEL COTS AND HIGH CHAIRS: We have one travel cot and one high chair in two of the properties – Achnasheen Lodge and Kinlochewe Lodge. We recommend, where possible, that clients bring travel cots and high chairs if required. Should you need further equipment please contact us.
NO SMOKING POLICY: All clients are reminded that all of the properties are non-smoking. All traces of smoking must be removed from patios/gardens etc. by you, the client(s), by the end of occupancy. Please note: An extra cleaning charge will be levied if smoking has taken place in a property.
CARE OF PROPERTY: You, the client(s), are responsible for leaving the accommodation as you found it, tidy and organised and in a clean condition. Please do not move large items of furniture. Kitchens should be cleaned and dishwasher put on before departure as required. Beds which have been used should be stripped prior to departure. It is important to ensure that all members of your party behave in a responsible manner in relation to the property, and are considerate to the local community. Refuse should be bagged and disposed of and bottles disposed of at the local bottle bank by you the client. Details of the nearest glass recycling centres are provided at the properties. A charge will be levied for any remaining excess bottles and excess refuse.
We do ask clients to report accidental breakages to the house keeper or estate office immediately. Alternatively leave a note in the breakages and damages book, and, where deemed necessary, leave payment for replacement/repairs at the end of their stay. Faults or failure with any equipment within the property (which may have been unreported by previous visitors) should also be reported immediately, as above, in order that steps can be taken to remedy.
We aim to ensure that all properties are maintained to a high safety standard. In the event of a breakdown, a repair/replacement shall be found/fitted within 48 hours, where possible. We cannot be held liable for a breakdown of any facility which is beyond reasonable control (e.g. breakdown or failure of any electrical equipment, facility or plumbing) or from any misuse or negligence by you, the client(s), using the equipment.
